Northern LGPS and LPPI launches new property management platform

Northern LGPS and LPPI have launched a new property management platform, Four Corners, that’ll oversee their joint residential portfolio.
It follows acquisition of PRS Holdco’s housing portfolio in December by Northern LGPS and LPPI, marking the start of a long-term strategy to invest in the UK’s rental housing market. Alongside the acquisition, the joint venture plans to invest £1bn over the next decade to expand the portfolio by more than 15,000 homes.
Four Corners’ investment approach is designed to provide well-managed homes, dependable service and stronger communities, while reflecting the direction of recent legislative changes and the growing expectation for higher standards, greater security and a better experience for residents across the rental market.
The platform will operate through regional clusters, bringing customer support closer to the communities it serves. It launches with an initial team of 11 employees, expected to grow to 80 by 2027.
Additionally, around 88% of homes that are part of Four Corners’ portfolio will have an EPC rating of A or B, while the average property age is just five years.
Northern LGPS chief investment officer John Dewey said: “Four Corners represents an important milestone in Northern LGPS’s long-term commitment to investing in UK housing and communities.

We believe this demonstrates how LGPS capital can play a meaningful role in addressing housing needs while generating value for current and future pension members.”
LPPI’s investment director, real estate and infrastructure Louise Warden said: “A rental home should provide the same sense of security and stability as any other home. That’s the principle Four Corners has been built on.
